Please note that signing these terms does not commit you to any investment purchase.
Captec Developments agrees that it will provide the following services to The Client:
- Discuss and agree an investment brief in detail with The Client
- Locate properties suitable for The Clients investment brief
- Update on the build progress of any off-plan property purchase
- Access to our panel of independent Mortgage Advisors, Insurance providers and Furniture Pack providers, Lettings Management Companies, as and when requested by The Client
Captec Developments Ltd does not provide financial, tax, legal or any other professional advice. The Client is encouraged to speak to a professional advisor should they have any tax, legal or financial questions, before committing to any purchase.
Captec Developments charge a non-refundable consultancy fee of 1.5% (inc VAT) of the property purchase price upon the Client’s instruction to commence the reservation process of the purchase.
This is a one-time fee. Captec do not charge The Client any monthly or annual retainer/subscription fees.
- A reservation instruction will not commence until the fee has been paid and cleared in full.
- Captec Developments reserve the right to sell any property until the time that a consultancy fee is paid and cleared in full against that property.
- Captec Developments may receive an introduction commission from the vendor, varying on a case by case basis.
- Development specifications, land, property and room sizes provided to Captec Developments are from the vendor. Whilst all reasonable checks will be carried out to ensure the accuracy of information given to The Client, It remains The Client’s and their legal representation responsibility to satisfy themselves as to the correctives of such information.
- It is The Client’s responsibility to confirm that they are in a position to obtain financial products and services to proceed with any property purchase.
- Captec will not conduct any credit checks/searches to assess affordability of any Property Investment Plan contributions.
- Property prices may decrease as well as increase due to a variety of market factors.
The Client agrees not directly or indirectly contact, deal with, or otherwise be involved with any corporation, partnership, individuals, or other entities introduced by Captec Developments without written permission of Captec Developments.
The Client agrees not to disclose or otherwise reveal to any third party the identities, confidential information, contact details, bank details, pricing & availability or any other entities introduced by Captec Developments without written permissions by Captec Developments.
Upon signing these Terms of Business, Captec Developments offer The Client the following referral scheme:
25% of the Captec Developments Consultancy Fee (exc VAT) received from the Prospective Client introduced by The client:
- Credit on account towards next purchase
- Credit on account lasts 24 months
- Is non-transferable to cash once selected.
10% of the Captec Developments Consultancy Fee (exc VAT) received from the Prospective Client introduced by The client:
- Payable via bank transfer within 30 days of Captec Developments receiving fully cleared Consultancy Fee from a successful referral.
Captec Developments Ltd reserve the right to terminate the Referral Scheme at any point without prior notice.
